$1.8M to buy land for a homebuilder on pace to build 270 homes

Dunmore’s line of credit could build homes but not buy the land to build them on. Financing paid for the land, and the owner kept his equity.

Finance amount
$1,800,000
Outcome
Land purchased for a new neighborhood, equity kept

The Client

Dunmore Homes builds and sells homes priced at $400K or less in lower-cost neighborhoods across central California. The company built 3 homes in 2022, 115 in 2025, and is on pace for 270 in 2026. The team doesn’t start building until the home is sold, so every build begins with a committed buyer.

The Situation

Dunmore was growing quickly, and the next step was a new neighborhood. To keep that pace, the company needed to buy more land and begin expanding into new states.

The Challenge

Dunmore’s line of credit could only be used for construction, not land. An investment banking partner reviewed the deal but referred it to National instead of investing, since an investment would have meant the owner giving up equity.

What the owner wanted was capital that could fund the land and flex with each new project.

Through that referral, Dunmore connected with advisors John and Umberto, who structured a $3.6M approval as a Term Loan + Cash Flow Financing, with $1.8M funded and the rest available in tranches, built to:

  • Purchase land for a new neighborhood
  • Fund expansion into new states
  • Keep growth moving without giving up equity

Dunmore’s strength was already proven: a track record that grew from 3 homes to 115 in three years, homes sold before they’re built, and a clear plan for the funds.

National built the financing around that growth and around the land purchase itself, with a tranche structure that lets the owner draw capital as each project needs it.

Why National Business Capital

Dunmore valued National’s speed and flexibility as much as the financing. Being approved for $3.6M and taking the funding in tranches meant the owner had capital in hand for the land now and access to more as the business grows.

Today, Dunmore has the land for its new neighborhood, a business on pace for 270 homes in 2026, and a financing partner ready for the next project.
